Cancellation Policy

Cancellations, changes of dates or switching of rooms will invoke the cancellation policy. Cancellations made more than 14 days prior to arrival date will receive a full refund. Any reservation over $600 will be charged a 10% cancellation fee. Cancellations made 14 days or less prior to arrival date will forfeit entire rental fee.

Check In & Check Out Policies

Check-in is anytime after 4pm. 

Check-out is at or before 10am. No Re-Entry after check out. 

Occupancy is restricted to number of occupants as described for rental property. Guest occupancy is limited to max occupancy for rental. No rentals will be made to any person under the age of 24 without being booked by a person who is at least 24 years old and will be present for check in and for the entire duration of the stay. 

We strive to provide the best experience to our guests and for this reason, our cleaning crews stick to a very strict schedule.  Please be mindful of the check in and out times. Cleaning begins promptly at 10:15am and may not be finished until 3:45pm. Please be sure to be out of the property promptly at 10am. Our cleaners want to be sure to get every detail. Do not arrive early to the property. If it is ready early, we will send you a courtesy email or text. If you do not receive a message, please arrive at the property at the regular 4pm check in time.

Weather Related Policies

Roads are routinely plowed, however, please remember that winter recreation is dependent on snowfall and you must be prepared with 4 wheel drive, snow tires or chains. Cancellations due to weather are not refundable.

In the event of heavy snowfall on the day of check out, we will ensure plowing at each property. Plowing should be finished before check out at 10am, however, check out times may be postponed 1-2 hours to allow for proper clearing of snow. 

Cancellations due to rain or snow are not refundable.

Event Policies

Parties/Events are not permitted without prior written approval. Fees Apply. Events include, but are not limited to, birthday parties, bridal/baby showers, bachelor/bachelorette parties, new years eve parties, photoshoots, etc. Any guest(s) holding an event without prior written authorization will be charged additional fees up to $1500 and will be required to leave the premises immediately.

Pet Policy

Some of out properties allow pets to stay under the following conditions:

Pets must be registered.

No Pet may be left unattended at any time during your stay.

Pets are not permitted in showers or bath tubs.

Pets are not permitted in pools or hot tubs

Towels may not be used on pets. You must provide your own pet towels and blankets.

Clean up after your pet.

All droppings must be picked up from the yard and surrounding areas.

Pet fee must be paid in advance.

Limit 2 pets per reservation.

The pet fee covers standard cleaning associated with pets. Additional fees of $250-$700 will apply if the rules are not followed.

Service Animal Policy

Service animals must be registered as additional guests. We must have an accurate guest count in case of emergency.

Smoking/Vaping Policy

Smoking is not permitted inside any property or within 6 feet of any open door or window. Smoking inside of any kind (Tobacco, Marijuana, Vaping, Etc) will result in an automatic charge of $750.

Hot Tub Policy

Use hot tubs at your own risk. Property Owners are not responsible for injury from hot tub use. The following is a list of guidelines to aid in your decision to use the hot tub.

  • Do not use hot tub for longer than 15 minutes without a 30 minute break in between uses.

  • Do not drink alcohol in a hot tub. 

  • If pregnant, consult a physician before use.

  • Children under 5 should not use a hot tub.

  • No child should be left unattended in a hot tub.

Hot tubs and their covers will be inspected after each rental. Please keep soaps, bubble baths, bath oils, alcohol and food away from the hot tubs. If these items are used in the hot tubs, an additional cleaning fee of $150 could be assessed. Hot tub covers are easily damaged since they are largely constructed of a lightweight Styrofoam to make them easier to remove. We ask that you inspect yours for any damage upon your arrival and advise us immediately of any problems. Covers should be kept on the hot tubs whenever the tub is not in use. When removing the hot tub cover, use the attached spa cover lifter. Children walking, crawling, or climbing on the tops of the covers WILL break the cover. These covers cost $600-$700 each and will be charged back to you if damages are discovered after you have checked out. The floater should remain in the hot tub at all times. Do not turn the hot tub off at any time during your stay. Be sure the cover is tethered when not in use.

Swimming Pool Policy

We want you and your family to have fun and be safe when you rent a home with a pool. Please read our Pool Vacation Rental Policy below.

Guests understand they use any pool AT YOUR OWN RISK. Pets are NOT permitted in pools at any time. Young children must wear swim diapers at all times in pool.

Private pools are serviced on turnover days and again mid-week.

Guests are prohibited from tampering with pool chemicals or equipment.

Individual homes will provide you with their additional swimming pool policies.

Grill Policy

Most homes provide either a gas grill or charcoal grill. Grilling is only permitted in units that provide grills and in an area away from the home. If the propane tank is empty or you run out, please call our office. Charcoal is the tenant’s responsibility. Grills must be cleaned before tenant check out to avoid additional charges.

Insects & Wildlife

Please understand you are in the Appalachian Mountains of Pennsylvania, and you may occasionally have “uninvited guests” (ants, lady bugs, flies, bees, etc). Refunds will not be given for visits from these ‘uninvited guests’.

Lost & Found

We make every effort to locate and return lost items, but will not be responsible for things that we don’t find! Be sure to check under beds and inside drawers for all belongings before checking out of the house. When you leave something behind, contact us and we will return it. A minimum $25 handling fee plus the cost of postage to ship your items will apply. A credit card will need to be used for this service. 

Cleaning Services

We charge a cleaning fee for a full cleaning at the end of your stay. Prior to departure, you are expected to tidy up the home, wash and put away the dirty dishes (some homes offer a dishwasher which can be loaded and turned on at departure), strip bedding (please leave mattress covers in place),  and put dirty bath towels in the shower of the bathroom. You can leave NO MORE than 2 bags of 13 gallon size trash bags per day.  Make certain all lights are off, windows are closed and secure, turn heat to 60 degrees in the winter and turn the AC to 75 in the summer, search the home for anything you may have left behind, replace key back in lock box (if applicable) and have a safe trip home! Cleaning fees vary depending on the size of the home. Instructions vary slightly by home. Trash should be left where instructed by the home owner. There is a fee of $5/bag for any bag over 2 bags of trash for each day of reservation. For more details about our cleaning services/fees, please contact us.
